Luxury in India has reached a point of recalibration. With the discourse now centred on substance rather than scale, buyers today are more interested in spaces that exude design intelligence. Leading this evolution are real estate giants M3M India and Smartworld Developers, who have partnered with Elie Saab to introduce Signature Residences by Elie Saab in Gurugram and Noida—marking the fashion house’s foray into residential projects. With this launch, they are signalling a shift in how global luxury is being interpreted and localised in contemporary India.

Elie Saab’s arrival in the Indian design ethos is less of a departure from couture, rather a natural extension of his design philosophy. When designing each of his collections, Elie Saab places an emphasis on clarity of form, precision, proportion, and an exacting level of craft in his designs. Residential design creates an opportunity for the application of this vision at an increased scale. 

The two major projects will be located in the National Capital Region, both conceived distinctly yet having an identical design approach. The Smart City Delhi Airport District (SCDA) will be located in Sector 111, Gurugram, which is a 170-acre master-planned neighbourhood with an international portfolio of branded residential units.

The Billionaire’s Block is an exclusive gated community, which emphasises separation from the urban core, which yet remains connected to it. The four-bedroom residences will each be approximately 4,200 to 4,650 square feet and have open floor plans with a strong focus on proportions and natural light. Elements such as floor-to-ceiling heights, wrap-around terraces, and private Jacuzzis have been merged into the architectural design of the residences.

In Noida’s Sector 98, the project, spread across six acres, is developed with connectivity to South Delhi, Central Noida and other major business corridors. Featuring a varied mix of residential amenities, including 200 three and four-bedroom residences and 480 one and two-bedroom apartments, approximately 2,850 to 3,810 square feet. In contrast to the SCDA residences, the emphasis here is primarily on privacy and long-term living comfort.

The interiors across both developments are shaped by Elie Saab Maison’s restrained aesthetic. Bespoke furniture and décor pieces from the Maison collection—designed in collaboration with Carlo Colombo and crafted in Italy—anchor the shared spaces. 

For M3M India and Smartworld Developers, the collaboration signals a strategic alignment with international design standards. “Through Elie Saab, we aim to deliver thoughtfully designed living environments that reflect global standards while addressing the evolving expectations of India’s premium homebuyers,” says Pankaj Bansal, Promoter of M3M India and Founder of Smartworld Developers. The emphasis, notably, is on relevance over novelty.

Lifestyle amenities across both projects are comprehensive: concierge services, wellness and spa facilities, swimming pools, fitness centres, residents’ lounges and dedicated children’s areas. Elie Saab Jr., Vice Chairman & CEO of the Elie Saab Group, frames the move as both strategic and generational. “India’s economic growth, expanding global outlook and evolving luxury landscape make it a highly strategic market,” he says, noting that this chapter in the brand’s evolution aligns with how Elie Saab sees lifestyle and living—“where architecture, interiors and lifestyle are conceived as one.”

Expected for completion in 2030, these residences do not promise a lifestyle off the shelf—they propose a subtle shift in how we live, how we feel in the spaces we inhabit, and how design can be both functional and deeply human.
